What is a Local Authority Search?
A Local Authority Search provides information for potential purchasers about the property they are interested in and its surrounding area. Data is gathered from the relevant Council and other relevant sources and is provided in two sections:
LLC1 - This is information from the Local Land Charges Register about charges relating to the property. Examples include:
- Conditions imposed when planning permission is granted
- Conservation Areas which restrict permitted development
- Smoke Control Orders made under the Clean Air Act, restricting which type of fuel may be burned
CON29R - Made up of a standard list of enquiries about issues that do not yet appear on the Land Charges Register, or which may not be registrable. Examples include:
- Planning policy statements
- Proposed enforcement action
- Proposed road or traffic schemes

CON29DW
The CON29DW provides essential information regarding the water and sewerage services for a property, and is fully compliant with the Home Information Pack regulations. The revised search now includes:
- Plans of sewer and water assets
- Connections to public water and sewerage systems
- Proximity of sewer and water mains to the property
- Building over consents
- Water quality analysis
- Sewer flooding information
- Location of nearest public sewage treatment works
- Sewer and water mains adoption information
- Detailed basis of charging information
- Water meter information
- Authorised departures from water quality standards
